Bear sighting on Dunegrass golf course!

Good afternoon Dunes Residents!

We have received word that there has been multiple bear sightings at The Dunegrass golf course recently!

Two bears were reported on Sunday morning (6/26/2016).  A cub was spotted on the 4th hole and Mama Bear on 14th hole, most likely looking for her cub.

When natural foods become scarce, especially in the spring or dry summers, bears will venture into backyards and fields in search of easily accessible food such as bird feeders, garbage, grills and pet foods. By simply removing or securing these food sources will help prevent bears and limit other backyard visitors like raccoons, and skunks etc.

We urge all owners to please stay clear of any bears that happen to wander a little too close, and to report any aggressive bears by calling 911 immediately.

Important Snow Updates!

Good afternoon Dunes Residents!

As the snow is starting to fall I wanted to send out a quick email and let everyone know that I spoke to Nick at Flaggship today, and reminded him of some important winter procedures. One of which a handful of Dunes residents seemed to have some concerns with. According to the “Snow Specifications” in the contract between Flaggshipp and the Dunes states:

 “Snow plow driver will complete one pass through the association and beep the horn 3 times as he enters the property to do the final cleanup. Cars must be moved within 15 minutes of this notification or snow will not be removed from spaces where cars remain.”

I asked  Nick to remind all his drivers of this important procedure so that everyone will know when they are coming through for the final clean up. He also specified some things that owners will find very helpful. They will be making a “opening up” pass by 7am if 2” has accumulated or by 430pm if 2” has accumulated. This includes the parking lot and walkways (not a final cleanup). They will try to never let more than 4” accumulate.  The final cleanup happens between 8AM – 12PM the day after the snow has stopped.

Nick was very aware the first storm didn’t go well. He has since met with the plow operator and hand crew to make sure they are on top of things this next storm. Michelle and myself will make sure to stay on top of things so that way everyone at The Dunes has a safe winter! Please let us know if you have any questions or concerns!

Winter Preparation!

 

 

Good afternoon Dunes Residents!

As I am sure you are aware, snowflakes are right around the corner. You may have noticed the orange stakes popping up around the property letting you know that our snow crews are preparing for that first storm. As we are getting closer to the first snow fall we ask all unit owners to please remove their door mats before the first storm. They can cause lots of damage to the snow blowers. They can get buried in the snow and forgotten about easily. We thank everyone for their cooperation with this matter. As always please feel free to contact us with any questions you may have.

Amendment Change

Dunes Residents-

I would like to take a minute and thank everyone that took the time to fill out a Special Meeting proxy seeking approval to change the language of The Dunes Declaration to eliminate daily and weekly rentals.  Thanks to everyone that participated in this overdue amendment change.  As a result we received a total of 21 out of 23 votes either by proxy or in person in favor of this change.  At this meeting held on October 26th, 2015,  75% of unit owners affirmatively voted in favor of the following amendment to the Declaration:

 

Section 7.2: Restrictions on Leasing-  (The first sentence is deleted and replaced by the following)

Units may be leased for terms of no less than 30 days.  No portion of a unit may be leased, and no tenant may sublet a unit.

As of October 28th, 2015 this amendment change goes into effect and has been filed in the York County Registry of Deeds.   Attached are the minutes for the special meeting for your records. As a reminder, Rule #12 of the Rules & Regulations states that prior to occupancy, any owner desiring to rent/lease there unit shall have a signed lease/rental agreement on file with the management company.
