Special Assessment 2021/2022

Good afternoon  Dunes Residents!

 Please be aware that the Special Assessment that was approved by membership at the annual meeting on Tuesday July 29, 2021.  All residents will receive an invoice for the $650 special assessment in September. This will be in addition to the you regular condo dues of $245.00.

 Please be aware that there are two payment options for this assessment:

 Option 1: Payment in full amount of $650.00

 Option 2: 4 monthly installment of $162.50 due by Sept 1st, October 1st, November 1st, and a final payment due no later than Dec 15th. If you do decide to go with the payment plan, please be sure to indicate that you included this payment along with your monthly dues in the memo area. All payments will start accruing interest if received after December 15th, no exceptions.

 If you have any questions or concerns please do not hesitate to contact the office between the hours of 9AM – 4PM.

Winter Preparation

Good Morning Dunes Residents!

 

With the rise of Winter weather we have a few items to touch base upon at the Dunes Community. We ask that all residents please clear steps of pots and mats so that they can be easily sanded during the Winter months. We also were asked by Flaggship Landscaping to have all residents park in garages or in parking spots during storms, it has come to our attention there have been some cars parked on the side of the Dunes Drive which has made plowing very difficult on the property.

Pest Management

Hello Residents,

 At a recent board meeting it was brought up that some owners are reporting sounds that could be a result of squirrels or mice getting into empty attic spaces. As you can imagine this can be very bothersome to residents and can cause potential damage to the buildings. We need your help in keeping all rodents away from the properties by not feeding the squirrels as well as placing bird feeders at least 10 feet away from the buildings. It was also mentioned in the winter months some garages may have been accidentally left open, which is a warm welcoming for animals in the winter time.

Deck Painting

Dunes Residents-

This is an informational email just to inform residents that we recently completed the first round of preventative deck & stair maintenance at building C.  The remaining buildings will be completed as soon as possible, beginning next summer. Building C was selected as the “test” building so that three full-time resident board members can monitor the effectiveness of the cleaning process and the performance of the stain that was used.   You will notice that a tinted solid stain was applied to the deck which will provide a protective weather and UV barrier to prolong the integrity of the deck appearance. Eventually all of the decks and front entry stairs will be completed to match those at C building.

Winter Heating Policy

Hello Dunes Community members!

This email is a reminder that we would like to collect  information from anyone that leaves during the winter months as a safety measure in case of emergency.  If we do not have a key to your unit then we will need emergency contact information of someone who does have a key to your unit. Emergencies arise that need immediate attention and access to keys are extremely important. Please fill out the Winter Heating Policy form located on the Condo Docs Page and email back as soon as possible.

Good afternoon Dunes Residents!

Recently we have received a couple inquiries regarding rental of garages in the Dunes. As the winter approaches there are some owners/renters who would like a little more space to hide things away from the treacherous snowfall.

If there are any owners who are interested  in renting out their garage please contact Phoenix and let us know, so we can reach out to those we know are interested!

Condo Barbecue Postponed!

Good afternoon Dunes Residents!

Due to recent events the Board of Directors would like to postpone the condo barbecue to Saturday, August 20th, with the rain date of Sunday, August 21st.  It is very important to RSVP so we have a general idea of how many people will be attending. Please be sure to RSVP no later than Friday Aug 12th.

We apologize for the short notice. We hope to see everyone to enjoy a great outdoor event! Please do not hesitate to contact us with any questions or concerns!

New dues amount!

Good afternoon Dunes residents!

As you know we just had our 2016 Annual meeting on July 2, 2016. We want to thank everyone for coming out and sharing any feedback, and showing support to our prospering association. With the approval of the new 2016 budget we wanted to remind all owners that the dues are now $245.00. This is effective as of July 1st 2016. Many owners have already sent in their payments for July with the old dues amount. Please note that you will have a $30 credit on your account if this is the case. You can deduct this off next month’s dues or whichever month you choose. We do ask that if you are currently using a Bill Pay option please edit your automatic payments to reflect the new dues amount of $245.00 for future payments.
