We hope this email finds everyone warm and well!
With all of the work beginning on the property, we wanted to send a follow up from the annual meeting, and the last couple Board meetings. As discussed, there was a larger assessment this year, and a lot of owners were wondering what these funds were being used for.
Attached you will find a special assessment explanation letter on page 1 – this will help residents understand where funds for this years special assessment will be used towards. We have also included the reserves study that was performed by a third party engineer in 2020. This helps determine work to be completed in the comping years, and how much funds the associations reserves should have to complete. Full reserves study is pages 2-41, please let me know if you have trouble reading this, as I can send a digital copy, or it can be found on The Dunes website (information copied below). Last pages 42-45 are the current / upcoming capital projects along with priorities, and costs associated with each job. This tracking sheet will be posted on the website, and updated as work is scheduled, and completed.
Current jobs being completed before the snow flies (due to priority from vendor):
- A building roof replacement
- A building complete siding repairs
- Every building siding repairs 5ft from the bottom up (to button up the buildings, and have them all weather proofed before winter comes to town).
